How advertising fees work

An agency (real estate company) can sometimes receive an advertising fee (AD) from the landlord. When there is an advertising fee, the agency fee is ¥0; when there isn't, the agency fee is 0.3 month's rent + tax. It's a clear, easy-to-understand rental brokerage service.

※ Initial costs charged by the landlord, such as the deposit and key money, are separate.
※ The agency fee is 0.3 month's rent (minimum ¥30,000).

Cutting fixed costs

Unlike other agencies, ieree does not run a prominent storefront near the station. We use a low-cost office and acquire customers online. By cutting fixed costs and returning the savings to our customers, we make low agency fees possible.

    Search for properties

    Choose the way that works best for you to look for a place. ieree will confirm details such as whether each property is still available.

  3. 3

    View the property

    We will show you the properties you are interested in. Please avoid booking viewings for places you are unlikely to rent. Viewings start on-site; please use public transport to get there.

  4. 4

    Apply for the tenant screening

    Apply for the screening on the property you like. The application method varies by property, and ieree will guide you through it.

  5. 5

    Pay initial costs & sign the contract

    Once you pass the screening, you will sign the contract at our office. At the same time, please transfer the initial costs such as the deposit and key money, along with the agency fee.

  6. 6

    Receive the keys

    Keys are handed over on the contract start date or the day before, at our office.

Q.Can I communicate in English?+

Yes. We provide support in English from introducing listings and explaining the contract to after-move-in support, so please feel free to reach out.

Q.Can I sign for a property I already viewed or applied for through another agency?+

This goes against industry etiquette, so we are unable to accept such cases. Switching a property you are already discussing with another agency over to us may ultimately interfere with your contract.

Q.Can I apply before viewing a property?+

Depending on the property, sometimes yes. Out of consideration for the landlord's and our workload, we may decline cases where the likelihood of moving in is low or there is no reasonable justification.

Q.Can I negotiate the rent start date or initial costs?+

We do our best to accommodate your requests, but we cannot accept requests beyond a reasonable range. During busy seasons, negotiation may not be possible at all, so we recommend planning your move with some budget to spare.

Q.What kinds of properties can you introduce?+

Essentially every agency searches the same industry databases (REINS and ATBB) that licensed brokers can access. As long as a property is listed there, we can introduce it. Please note that some properties can only be handled by a specific agency.
